Pre Tenancy Applications - Why do we do it?!

A question we have been recently asked is - Why do you do pre tenancy applications? There are many ways to let a property. It is hugely important to us to get to know our client, to know what each landlord is hoping to achieve from their rental business.
When marketing the property we get A LOT of interest. Enquiries are at a record high for us as a company so we do our best to make sure that we are not wasting potential tenants time by carrying out viewings before knowing whether the landlord and their property is a suitable match.
It is important for us here at Diment Property that tenants are entering into the right sort of tenancy for their circumstances. If you are a professional looking for a work base for 6 months then we will aim to match you with a landlord who is happy to provide short term lets.
Likewise, families looking to make a home for the long term would be much better suited to landlords who are providing long term housing and not someone who may intend to move back to the property after 2 years working abroad.
Whilst we can never guarantee an indefinite tenancy, we do aim to ensure that the tenancy process is suitable for both applicants and the business model of the landlord and that their contracts reflect that.
We work with a number of landlords who only need us to find them a tenant. Many of our clients say that the process is made easier by sticking to our method of pre application match making, It takes much of the stress away from wasted time carrying out viewings and sending applications that are not suitable for referencing.
This is why Diment Property finalise much of the decision making in house and with our clients. We do not solely rely on our referencing teams to decide whether a tenant is suitable for a property. We simply use the information as a guide towards making the best decision for both tenant and landlord.
